I am sure you have heard stories where friends have sold or at least attempted to sale their own home. Your home, and real estate in general, is likely your most valuable financial asset. We must ask ourselves is this really the wisest decision we can make. People generally make this decision to save money, but do they really save? It is a proven fact, and really just common sense, that the more prospective buyers you can show the house to, the higher price you will be able to sell for. The last couple of years have highlighted this very well with listed homes oftentimes receiving multiple offers. It’s even been common for homes to end up selling above asking price simply based on the number of interested buyers in competition with one another.
Do you feel you can bring enough buyers to the table to bring you the price you deserve?
A major factor when selling anything is setting the price correctly. We all know the downfall of setting the price too low but it’s just as harmful to set it too high. When the price is too high, the home will just sit there getting very few showings and soon turn “stale” on the market. Even when the price is lowered this staleness hurts the home because potential buyers see how long it’s been on the market and just assume something must be wrong with it.

Based on the most recent statistics, 2022, the average For Sale By Owner home sold for $310,000. The average REALTOR assisted home sold for $405,000. So are you really saving money? I charge a 6% commission to sell your home. So, if you do the math: $405k -6% commission means you would net $380, 700. That’s $70,700, on the average home sale, more money in your pocket by allowing me to sell your home! That’s not even taking into consideration the amount of time and headaches you would save and the possible financial liabilities associated with the complex real estate laws you will avoid.
